Lekki Phase 1 has become synonymous with shortlet apartments in Lagos. Walk Admiralty Way on a weekend and you will pass buildings with three or four units listed on different platforms, each managed — or mismanaged — differently. Guests arrive expecting one thing and get something else. This guide cuts through that.
Why Lekki Phase 1?
Lekki Phase 1 sits between Victoria Island and the Lekki-Chevron corridor — close enough to the business end of Lagos, far enough from the noise of the Island. Most guests arrive for one of three reasons: work travel, a move to Lagos they are still figuring out, or a staycation that needs a proper reset.
The infrastructure holds up better here than in most of Lagos. Power is more consistent. The roads are manageable. Most serious buildings run their own generator and inverter backup. Internet speeds in well-managed apartments are stable enough to work from all day.
The area's biggest shortlet corridors — Admiralty Way, Fola Osibo, and the roads that run off them — are also among the better-secured stretches in the estate. Residents' association presence is active. Most compounds have 24-hour security. None of that guarantees a good stay. That part depends entirely on how the apartment is run.
Five things to check before you book
- Who answers if something goes wrong? The most important question. A well-managed shortlet has a named contact who responds the same day. Many platforms list apartments managed by people who check in occasionally at best. Ask who manages the property directly, and test their response time before you transfer any deposit.
- Is the pricing honest? Some listings show a base rate and then add cleaning fees, service charges and caution fees at checkout. A credible shortlet tells you the full cost upfront — nightly rate, caution fee, and any minimum stay requirements. No surprises when it is time to pay.
- Does the apartment match the photos? Listing photos get recycled in Lagos. Ask for a recent video walkthrough or confirm the building address before paying. Reputable managers send verification without being asked.
- What is the caution fee policy? Most Lekki Phase 1 shortlets hold a caution fee — typically ₦50,000 to ₦100,000 — against damages. Confirm it is fully refundable, the timeline for return, and the exact conditions under which it can be withheld. Get this in writing before check-in.
- Power, water and internet — the real specifics. Ask directly: daily generator hours, inverter backup availability, whether water is borehole or tanker-supplied, and the internet provider and typical speed. These three factors determine whether a stay is productive or frustrating.
Three types of guests shortlets serve
Business travellers need power continuity, reliable internet and a quiet place to work. A small desk or dining table matters more than a luxury finish. Back-to-back calls and deadline pressure mean the basics have to hold.
Relocators are people new to Lagos who are checking out neighbourhoods before committing to a long-term lease. They typically need two to four weeks, a functional kitchen, laundry access and the flexibility to extend. They tend to be careful guests.
Staycation guests want the aesthetic, the outdoor space and the atmosphere. They are paying for the feeling as much as the functionality — the balcony, the living room layout, the way the apartment photographs.
A good shortlet operator recognises who they are hosting and manages accordingly. The communication, the check-in process and the setup of the apartment should match the guest — not a generic template applied to everyone.
